We take great care during the application process and aim to finalize all verifications within 1 to 3 business days. Our objective is to handle applications as efficiently as possible, and you can assist in speeding up the process.
Filling out the application thoroughly and avoiding missing information will significantly help. Incomplete applications can cause delays of several days or even a week, and may occasionally lead to denial due to missing verifiable details. Requirements and qualifications for approval:
Anyone over the age of 18 who will be residing at the property must submit a separate application.
We must receive all applications before we can complete the application and screening process.
Applications that are not fully completed will cause delays, so ensure every section is filled out completely.
You must provide at least two (2) years of residential history and contact information for past rental references.
Your combined gross income must be at least 2.5 times the monthly rent.
If all qualifications are not met, you must provide a co-signer/guarantor and/or a higher deposit. This may be necessary if qualifications are lacking, such as insufficient rental history or income, a low credit score, or previous evictions.

How long does the application process take?
Processing most applications typically takes 1 to 3 business days if all required information is provided. Incomplete submissions will result in delays.
If I have bad credit, is that an automatic denial?
In short, no, but it can make approval more challenging. We assess each individual's situation, understanding that life events like medical bills can impact credit. Instead of focusing solely on a credit score, we take a holistic view of a person's overall credit profile.
Will a guarantor or co-signor help with approval?
Having a guarantor can make a difference. A guarantor is someone who agrees to take responsibility for fulfilling the lease, including paying rent, covering any damages to the property, and adhering to all terms in the lease agreement. This can often help secure approval for tenants who have poor credit, no credit, a lack of verifiable rental history, or other factors that may affect their eligibility.
If an applicant has a felony conviction, is that an automatic denial?
No, it is not. We will need detailed information about the circumstances, and the nature of the felony, as well as how long ago it occurred, will play a role in our decision. For guidance on your specific situation, please contact the office directly.
Is the application fee refundable if I am not approved?
As mentioned earlier, application fees are non-refundable. Please review all the information provided thoroughly before submitting your application.
How do you handle multiple applications received for a property?
We recognize that affordable housing can be challenging to find in today's market. As a result, it's common for multiple applications to be submitted for the same home. When this happens, we process applications in the order they are received. However, this does not guarantee approval. In some cases, applicants may not meet the required screening criteria, the application may be incomplete, or the information provided may be unverifiable. Keep in mind, our goal is to rent properties efficiently, but occasionally, the demand exceeds the number of homes we have available.
If I am not chosen for a home but not denied, can my application be used for another property?
Absolutely! There are times when we have multiple qualified applicants but can only select one for a property. In such cases, we will hold your application for up to two weeks, allowing it to be used for another property. After two weeks, however, you will need to submit a new application.
Do you accept pets, and is there a fee and/or deposit?
Yes! All of our properties are pet friendly. There is an additional pet fee of $35 for the 1st pet and $15 for each additional approved pet per month. In addition, a refundable pet deposit varies per property and type of pet. Unfortunately, we have had pet owners who claimed how wonderful their pets were but caused significant damage. This is why the pet deposit will be no less than $500, but often $1,000 or more for dogs.
How many unrelated people can rent a home at one time?
City ordinance prohibits renting any property to more than three (3) unrelated individuals at the same time.
Can I park a boat, trailer, or RV at the property?
It depends. All vehicles, trailers, and similar items must be parked on paved surfaces and comply with city ordinances. Parking on grass or in non-designated areas is prohibited.
Who is responsible for pest control at the property?
We ensure the home is pest-free at the time of leasing. However, after that, it becomes the tenant's responsibility. Be mindful not to accidentally introduce unwanted pests from storage units, moving trucks, or other sources. Regular pest control services, at least once a year from a local expert, will help keep any unwanted pests in check.
